Structural Repair Across San Diego and East County
San Diego’s 1950s–1980s housing stock is full of undersized headers, unpermitted wall removals, termite-eaten sills and raised foundations that have settled.
We open walls, floors and ceilings carefully, fix what the engineer calls for, and close them back up finished — drywall, texture and paint included — so you are not left coordinating three more contractors.
We regularly serve:
Santee, El Cajon, La Mesa, Lakeside, Spring Valley, Del Cerro, San Carlos, Tierrasanta, Clairemont, Mission Valley, and across San Diego County.
Our Structural Repair Process
1. Site Visit & Findings
We look at the cracking, sagging or damage, check the framing and foundation, and photograph everything.
2. Engineering
A licensed structural engineer designs the repair; we coordinate the drawings, calcs and permit.
3. Fixed-Price Proposal
Line-item scope, schedule, and unit prices for hidden damage found once walls are open.
4. Shoring, Demo & Structural Work
Temporary shoring goes in first; then beams, posts, framing and hardware per the stamped plans.
5. Inspection & Finish
City inspection signed off, then drywall, texture, paint and trim so the room is done, not just structural.
Daily photo updates from the owner running your job — not a project manager you’ve never met.
Structural Repair FAQs
-
Most load-bearing wall removals we price land between $10,000 and $35,000 including engineering, permit, beam, shoring and finishing the opening. Longer spans, steel beams, a second story above, or plumbing and electrical in the wall push it higher. You get a fixed line-item price after the engineer's design, not a guess at the kitchen table.
-
Yes to both. Removing or altering a load-bearing wall, replacing a beam or repairing a foundation requires a permit, and the city will ask for an engineer's design. We coordinate the engineer, pull the permit and schedule every inspection as part of the job.
-
Walls running perpendicular to the ceiling joists, walls stacked on both floors, and walls under a ridge or girder are the usual suspects, but the only honest answer comes from looking in the attic or crawlspace. We do that on the first visit and tell you plainly whether you have a structural problem or a cosmetic one.
-
Yes. When an inspection report flags dry rot, failed waterproofing or undersized framing on balconies, decks or walkways, we scope the repair to the report, bring in the engineer where one is required, and provide the documentation the association or owner needs to close it out.
