What It Costs: San Diego Remodeling & Roofing Price Ranges
Straight Answers on Price, Before You Ever Call
Most contractors will not put a number on their website. We do. These ranges come from Foremost's own fixed-price proposals. Your exact number depends on size, materials and site conditions, but you should not need three estimates to know if a project is a $5,000 job or a $50,000 one.

San Diego Price Ranges by Project
Typical ranges from recent Foremost proposals. Every job is quoted as a fixed, line-item price after a site visit.
Roof replacement (shingle or tile, typical home): $12,000 – $30,000+
Commercial or flat re-roof (TPO, PVC, torch-down): $25,000 – $100,000
Stucco or siding repair (cracks, water damage, patch and blend): $1,500 – $8,000
Full re-stucco or siding replacement: $15,000 – $60,000+
Bathroom remodel (full gut and rebuild): $15,000 – $40,000+
Kitchen remodel: $25,000 – $80,000+
Load-bearing wall removal, including engineering, permit and beam: $10,000 – $35,000
Garage conversion ADU: $125 – $300 per sq ft with your architect; $200 – $500 per sq ft full-service with design and permits
Detached ADU, ground-up: $300 – $450 per sq ft with your architect; $375 – $500 per sq ft full-service
What Moves the Price Up or Down
Size and access: a 1,400 sq ft roof costs less than a 3,000 sq ft roof, and a second story, steep pitch or tight lot adds labor
Material grade: standard shingle vs. tile, stock cabinets vs. custom, builder-grade tile vs. slab
What is behind the surface: dry rot, termite damage, old plumbing and unpermitted work are the usual surprises. We price them as unit prices up front, not as change orders later
Permits and engineering: structural work and ADUs need stamped plans and city permits, and we include them in the number
Finish level: moving plumbing or walls, adding circuits, or upgrading the electrical panel all push a remodel up the range
Why the Number We Quote Is the Number You Pay
Foremost quotes fixed, line-item prices. The proposal lists every scope item, and the contract carries unit prices for the hidden conditions nobody can see on a walk-through, so an opened wall does not turn into an open-ended invoice.
The price on your signed contract is the price you pay. It changes only if you change the scope in writing, or if we open a wall and find a hidden condition, billed at the unit price already printed in your contract. That is the Foremost No-Surprise Price Guarantee.
We regularly serve:
Santee, El Cajon, La Mesa, Lakeside, Spring Valley, Poway, Del Cerro, San Carlos, Tierrasanta, Clairemont, Mission Valley, and across San Diego County.

Questions About Pricing
-
Because an exact price needs a site visit. Roof pitch, how many layers come off, what is behind the stucco, how far the plumbing moves: each of those changes the number by thousands, and none of them can be seen from a web form. The ranges tell you which league a project is in. The site visit gives you a fixed number you can hold us to.
-
No. Site visits and fixed-price proposals are free for homeowners, property managers and business owners in San Diego County. If a project needs engineering or design before it can be priced, such as a load-bearing wall removal or an ADU, we tell you that up front and what it costs before anyone is hired.
-
Usually one of three reasons: the scope is thinner (no permit, no engineering, no allowance for dry rot), the hidden-condition risk has been left out so it shows up later as change orders, or the crew is not licensed and insured. Put the two proposals side by side, line by line, and the difference is usually easy to see. If it is not, send us the other bid. We will tell you honestly if it is a fair one.
-
California caps the down payment on a home improvement contract at $1,000 or 10 percent of the contract price, whichever is less, and ours follows that rule. After that you pay at milestones as work is completed and inspected, and you receive lien releases from our subcontractors and suppliers with each payment. No large deposits, and nothing is due for work that has not been done.
